SERHANT. Is Betting on Car Condos: What It Means for the Future of the Luxury Garage Market
From XSpace in Texas to automotive real estate developments appearing across the country, major players in luxury real estate are beginning to pay attention to the car condo market.
For those of us who have been working in this space for years, it feels like an important turning point.
Car condos, motor condos and private automotive communities are appearing in more cities. Developers are investing in larger clubhouses and amenities. Owners are becoming more ambitious about their individual build-outs. And sophisticated real estate brands are bringing significantly more attention to the category.
One of the most interesting examples is happening right now.
SERHANT., the luxury real estate and media company founded by Ryan Serhant, recently expanded into Texas and has now partnered with XSpace Group to support its growth in Houston and across the nationwide XSpace x RAFA Racing Club portfolio.
For the car enthusiast real estate market, it's another indication that a once relatively niche category is beginning to command much broader attention.
SERHANT. Comes to Texas
In June 2026, SERHANT. announced a major Texas expansion, entering Houston, Austin, Dallas and San Antonio simultaneously.
The launch brought together 13 founding agents and six independent brokerages representing nearly $1.5 billion in combined recent sales volume, establishing the company across four of the state's largest real estate markets.
Ryan Serhant has also built an audience far beyond traditional real estate through television, social media and Netflix's Owning Manhattan. The company reports a combined social audience of more than 10 million followers.
For an emerging real estate category that still needs greater consumer awareness, that kind of visibility matters.
XSpace Is Growing at the Same Time
The Garage Edit has been partnered with XSpace since the early stages of its expansion, when many of the ideas and developments we're now watching come to life were still conversations and concepts.
XSpace Houston is planned as a roughly 109,000-square-foot development with 86 individually owned units, combining customizable commercial real estate with amenities and programming designed to create a larger community around the property. Earlier this year, XSpace also secured $29 million in financing to advance the Houston development.

But Houston is only part of the story.
XSpace is also working with RAFA Racing Club and Maximo Capital on a national expansion that brings together individually owned real estate, automotive culture, hospitality and community.
RAFA Racing Club Takes the Concept Beyond Real Estate
Founded by Rafael Martinez, RAFA Racing Club brings a country-club approach to motorsports, combining automotive culture with hospitality, social programming and performance experiences.
In July 2026, RAFA Racing Club, XSpace Group and Maximo Capital announced plans for five luxury multi-use industrial condominium projects representing a projected $250 million in total sales.
The initial markets include Dallas/Fort Worth, Miami/Boca Raton, Charlotte/Mooresville, Scottsdale/Phoenix and Los Angeles.
Each development is planned to combine XSpace's individually owned flex condominiums with a members-only RAFA Racing Club Social & Performance Centre offering hospitality, dining, networking, racing simulators, driver development and other automotive experiences.
Martinez has described the concept as a "community blueprint."
It's a fitting description of where the industry is going. These spaces aren't simply about somewhere to park a collection. They're becoming part of a larger lifestyle and community, while their flexibility also opens the door to entrepreneurs, businesses, investors and owners with uses beyond automotive.

And This Isn't Just Happening in Texas
Look beyond Texas and the pattern becomes even clearer.
In Southwest Florida, SERHANT. agents have represented units at Estero Motorplex, a 40-unit luxury garage condo development near Fort Myers and Naples designed for automotive enthusiasts and collectors.
In Boston, the brokerage represents The Garage at Stoneholm, offering more than 50 configurable spaces, including customizable car condos near Fenway and Back Bay.
There's also Stables Motor Condos, a collector and motorsports-focused real estate brand that has affiliated with SERHANT. as it expands its automotive real estate platform.
Together, these projects point toward something much bigger: car-focused real estate is becoming a legitimate luxury real estate category.
The Car Condo Itself Is Changing Too
This may be the part we're most excited about at The Garage Edit.
Many of the earliest car condos were relatively straightforward warehouse-style spaces focused on secure vehicle storage, perhaps with a lift, television, cabinetry and a small bar or lounge.
The next generation looks very different.
Developers are creating luxury clubhouses, member amenities and stronger social experiences. Inside the individual units, owners are thinking bigger too: private automotive showrooms, full bars and lounges, custom kitchens, golf and racing simulators, offices, mezzanines, architectural lighting, integrated technology, bespoke millwork, art and memorabilia displays.
The question is shifting from:
"Where can I keep my cars?"
to:
"What can I create around them?"
That's Where The Garage Edit Comes In

So, What Happens Next?
Companies like XSpace, RAFA Racing Club and SERHANT. are helping set a higher benchmark for what this category can become.
They bring development, investment, community, marketing and visibility to a market with enormous room to grow. As awareness and demand increase, we expect both the developments and the individual build-outs inside them to become more sophisticated.
There's also an advantage to discovering a growing real estate category early. We've already watched pricing evolve as projects move from early concepts into established developments. As more buyers discover these spaces, early opportunities won't necessarily remain available at early-stage pricing.
And the potential audience extends far beyond car collectors. Flexible ownership creates opportunities for entrepreneurs, businesses, investors, builders and uses the industry may not have fully explored yet.
The first generation of car condos proved there was demand for ownership.
The next generation is raising the standard for what ownership can look like.
And we're only beginning to see what's possible.
