After that, here’s how our approach works:
Free Quote (Rare for Commercial) In very limited cases — such as basic painting, flooring, cabinetry, or simple selections from our standard catalog — we may be able to offer a free quote. This only applies when:
No layout changes or planning is needed
All selections are from our curated catalog
Scope of work is clearly defined and minimal
Custom Design Package (Most Common for Commercial) Nearly all of our commercial projects fall under this category. Why? Because car condos, warehouses, and commercial builds tend to require thoughtful layout planning, architectural detailing, and designer input.
Design fees apply when:
You’re adding kitchens, bathrooms, lounges, or bedrooms
There’s custom lighting, built-ins, AV, HVAC, or major electrical work
You’re building out a highly customized, themed, or luxury space
You need photorealistic renders, elevations, or internal construction documentation
Design fees are always discussed before work begins. We keep our pricing competitive and scale based on the size and complexity of your space.
If you can provide blueprints, spec sheets, photos, and general scope — we can often skip the site visit. But if we need to visit your space to gather measurements, photos, or assess feasibility, we charge a $150 flat fee.
Site visits include:
Measurement collection
Photo/video documentation
Layout feasibility review
Travel and labor
Exceptions: If your unit is located in a car condo facility we’re already partnered with, the site visit fee is typically waived.
Do you offer standalone design services?
Yes, we do. Please note: our discounted design (Design + Build) option is only available for projects located within the state of Texas. If your project is outside of Texas, standalone design at full price is the only option.
Discounted Design (Design + Build, Texas Only)
When you hire us for design with the intention of using us for construction, design is offered at a reduced rate since it’s integrated into our full build-out process.
To receive this discount, you’ll sign a proprietary agreement before any work begins.
This agreement means our designs cannot be used for external bidding, with other contractors, or with your own crews.
Deliverables at this level: design vision and renders only. All internal build documentation remains proprietary and is not released outside our team.
Standalone Design (Full Price)
If the goal is to use our designs independently, with your own contractors, or to seek competing bids (even if we are also providing a bid), design services are available at full price.
This helps cover the significant time and effort required to prepare complete build-ready documentation, even when we may not execute the project.
Deliverables at this level: full design package, including renders, blueprints, elevations, material takeoffs, and SKU lists—everything needed for accurate, bid-ready execution by any team.
You’ll also sign an agreement confirming that:
The Garage Edit receives credit for all design work.
Contractors or designers may not use our renders, documents, or visuals for marketing as their own. Finished project photos may be shared, but must credit our design.
In short:
Design + Build (Texas only) → Discounted rate, designs remain proprietary, deliverables are renders/vision only.
Standalone Design → Full price, all build-ready documents included, and our design credit is required.
